Design-Build vs. Hiring a Designer and Contractor Separately: What's the Difference?
Design-build means one company handles both the design and the construction of your remodel, under a single point of contact and usually a single contract. The alternative, hiring a designer and a contractor separately, means coordinating two businesses yourself, each with their own contract, their own priorities, and no single party responsible for the whole outcome. Neither approach is automatically wrong, but they create very different experiences, and very different risk, for you as the homeowner considering a kitchen or bathroom remodel.
Who Is Accountable When Something Goes Wrong
In design-build, we are, for the whole project. If a design detail doesn't work in construction, or a material choice creates an installation problem, that's ours to solve because the same team made both decisions. When a designer and contractor are hired separately, a construction problem can become a dispute about whose fault it is, the designer's plan or the contractor's execution, and you're often the one stuck in the middle sorting it out.
How Does Pricing Differ Between the Two Approaches
With a separate designer and contractor, you typically pay for design work up front, without full cost certainty on construction until the design is finished and bid out to contractors, which sometimes reveals that the design exceeds your budget after you've already paid for it. With design-build, cost and constructability are considered together from the start, so your design and your budget are being reconciled throughout the process rather than colliding at the end, and your project timeline is built around one schedule instead of two.
Is Design-Build More Expensive Than Hiring Separately
Not inherently. You're not paying two markups or funding two separate business overheads, and you avoid costly redesigns that happen when a separately-designed plan turns out to be impractical or over budget to build. Where design-build can cost more is if you're comparing it to the cheapest possible bid from an unlicensed or under-scoped contractor, but that's rarely an apples-to-apples comparison once you account for what's actually included, permits and all.
What Does a Single Design-Build Contract Actually Cover
It covers design development, material selection, permitting, and construction under one agreement, with one company responsible for the schedule and the outcome. You're not signing a design contract, then later negotiating a separate construction contract with a different party and hoping the two align. Everything from your first sketch to your final walkthrough sits under one relationship, with the same team pulling your permits and standing behind the finished work.
What Should You Ask Before Signing With Any Remodeler
Ask who is legally accountable if something goes wrong, whether the same team doing your design will also be doing your construction, how change orders are handled, and what happens if a material or fixture you chose is discontinued mid-project. Ask to see a real, completed project, not just renderings.
